HOA Meeting Minutes

Thank you to all the homeowners who came and participated in the HOA meeting held on August 27, 2009.  We appreciate everyone who came and gave their input on matters for our neighborhood.

The following items were discussed at the meeting:

1. Gate Code – Individual Gate Codes – seem to be working fine. No issues were identified by homeowners or board members. The vendor code was given to all homeowners in attendance. This code is valid from 5am – 6pm and can be given to vendors (including, but not limited to UPS, FedEx, Repair Services, etc.)  Since this is a public blog the code will not be posted on here.  Please contact Preferred Communities or a member of the board for the code.

2. Pedestrian Gate on Pueblo was repaired and repainted. Vandalism has started again once school started. LeeAnn has contacted the Principal of the School, as the actions of the students waiting at the bus stop are the responsibility of the school. If the vandalism continues, they will move the bus stop.

3. CC&R / Rules enforcement – discussed the boards interpretation of the CC&Rs (see minutes from July 24th Meeting). A letter to homeowners will be mailed within the next week to identify the changes. These items will be included in the normal inspection starting with the 2nd inspection in September.

4. Social Events
    a. Social Event (Fall Festival) – will be held on October 24 in conjunction with GAIN to help bring in the Neighborhood watch into the mix. Dallan & Nate volunteered to spearhead the project, with LeeAnn’s assistance
    b. Garage Sale – November 7th.
    c. Korin to check on prices for 2 signs – want to know if the signs can be printed on both sides – one side “Garage Sale” the other side “HOA MEETING Tonight”

5. Landscaping Bids - 4 bids were provided. Current landscaper is charging $1905.00 per month. The other bids were right around that price: Desert Innovations $2000, IDT $1875, JT Landscaping $2100, Great Western - $1930.00. Dallan motioned to stay with current landscaper. Motion was seconded by Nate, unanimously approved.

6. Fire Lane/Fire Hydrant striping- bids were provided ranging from $157.00- $7200.00 depending on what they want done. Dallan motioned to table this issue. Motion seconded by Nate, unanimously passed. If a section near a fire hydrant or intersection needs to be painted, Nate & Dallan will do the manual labor.

7. Schedule Next Meeting : November 5, 2009 6:30 PM at the Fire Station

8. Homeowner Questions/Input:
    a. Light at the mailboxes
    b. Garbage can at the mailboxes
    c. Problems with birds nesting under the tiles on the roof
    d. Architectural approval – anything seen from public view or from neighboring properties must have architectural approval.
